It is planned on about 10.87 acres, with 451 homes in 12 low-rise blocks of five floors and roughly 3 acres of landscaping, water bodies and outdoor activity areas, between the sea and the backwaters.
Homes come in 1, 2 and 3 BHK layouts, plus a 2 BHK penthouse. They include slip-resistant tiles, arthritis-friendly fittings, grab rails in the master toilet, rounded wall edges, LED-lit switches and an emergency response system. Security includes 24x7 guards, CCTV and an app-based gate system.
A medical room on site has visiting doctors five days a week, with nurses on duty round the clock and an ambulance. The café serves home-style vegetarian food daily, and the club covers a pool, gym, pickleball, walking football, croquet and hobby rooms.
Possession is scheduled for September 2027 (Phase I), October 2028 (Phase II) and June 2029 (Phase III). Anyone can buy; residents must be 55 or older.

It is designed for people aged 55 and above. Anyone can buy a home here, but residents must meet the age rule. Dependent daughters may live with their parents.
What does a home at Swarang cost?
1 BHK homes start at about ₹99.7 Lakh, 2 BHK at ₹1.43 Crore and 3 BHK at ₹2.02 Crore, all inclusive, as listed on 4 Nov 2026. Phase III prices are on request.
When can I move in?
Phase I possession is scheduled for 30 September 2027, Phase II for 15 October 2028 and Phase III for 15 June 2029, as per RERA. Ashiana expects to hand over Phase I a little earlier, in January to March 2027.

Who is building Swarang?

Ashiana does not offer a nomination; the home passes by will. Heirs can sell or rent through Ashiana's resale and rental team or an independent broker.
